Portsmouth grew as a scattering of distinct villages rather than one downtown — Common Fence Point and Island Park, both original shoreline settlements, sit closest to the water and most squarely in FEMA flood zones and RI CRMC coastal jurisdiction, while inland areas like Quaker Hill face fewer of those restrictions. Additions and lower-level work in the waterfront villages typically need that setback and flood-zone review factored in. We account for those rules early and coordinate with the Portsmouth building department to keep permitting straightforward.
Portsmouth kitchens depend a great deal on which village you are in. Island Park and Common Fence Point started as compact shoreline settlements, and the kitchens there are small, often added onto a cottage footprint, and worth opening up and inspecting for framing and moisture before anyone builds cabinetry into a wall. Inland, in Quaker Hill and the newer subdivisions, the houses are conventionally framed and the work is layout work: taking out the wall to the dining room and putting in a proper island.
